A concrete sealer is the entry-level protection option for garage and basement floors — less expensive than a full coating system, and the right choice when you want protection from staining and moisture without a full floor transformation. We assess your concrete and recommend the appropriate sealer type for your situation.

Penetrating vs. Topical Sealers

Penetrating sealers (silane, siloxane, siliconate) enter the concrete matrix and chemically react to reduce porosity from within. They don't change the appearance of the floor and won't peel — but they also don't provide the wear resistance or stain protection of a topical coating. Topical sealers (acrylic, polyurethane) coat the surface and provide better protection against staining and abrasion, with a glossy or satin finish.

When Sealing Is Enough

If your concrete is in good condition, you want low maintenance, and you're not primarily concerned with appearance transformation, sealing is a cost-effective option. If you have significant staining, pitting, spalling, or you want a floor you can be proud to show, a full coating system is the better investment. We'll give you an honest assessment of which is right for your situation.
