Polyurea is a flexible, fast-curing coating that outperforms standard epoxy as a topcoat — it's UV stable (won't yellow in sunlight), more impact-resistant, and handles the thermal expansion of concrete better than rigid epoxy systems. Polyurea is used as the final layer on most garage floor coating systems installed by our network in Knox County.

Knoxville sits in the Tennessee Valley between the Cumberland Plateau and the Great Smoky Mountains, on a mix of shaley limestone and river-terrace soils along the Tennessee and Holston rivers. The older housing stock in Fourth and Gill, Old North Knoxville, and Bearden dates to the early 1900s, with detached garages frequently retrofitted decades later onto unlevel, hand-poured slabs. Full Polyurea Systems vs. Epoxy Base / Polyurea Top

A full polyurea system (polyurea base and topcoat, no epoxy) cures faster and can be completed in a single day, but costs more. An epoxy base / polyurea topcoat system provides excellent performance at a better price point and is the configuration installed on most residential projects. Your contractor will recommend the right system for your timeline and budget. For most residential garages, an epoxy base with a polyurea topcoat is the better value — you get polyurea's UV stability and flexibility where it matters most, at a lower total material cost. A full polyurea system earns its higher price in specific situations: commercial and industrial floors that need to be back in service the same day, garages doubling as workshops with heavier daily impact, or projects on a tight timeline where the faster overall cure schedule is worth paying for.
