Cracks and spalling in garage floors need to be addressed before a coating is applied — and sometimes repair alone is what's needed. Hendersonville sits along the shore of Old Hickory Lake northeast of Nashville, on Central Basin limestone soil that's been reshaped by decades of lakefront and near-lake subdivision development since the reservoir was built in the 1950s. Much of the housing stock here is mid-century and later, with garage slabs poured from the 1960s onward, though lakefront humidity runs consistently higher than in Nashville's drier inland neighborhoods, keeping moisture vapor moving through concrete for more of the year. Newer construction has pushed east toward Indian Lake and the Highway 31E corridor, on graded fill that's more consistent than the older lakeside lots but still subject to the same Middle Tennessee winter freeze-thaw swings. The lake's proximity also means higher humidity and occasional flooding-adjacent moisture issues for garages built close to the shoreline, a factor that doesn't apply the same way in Nashville proper.
Crack Repair for Coating Prep
Cracks that aren't repaired before coating will telegraph through the coating material — they become visible and the coating may delaminate along the crack edges. Cracks are routed (cut a wider, V-shaped profile) to create the mechanical interlock needed for a proper repair fill, then filled with a rigid polyurea or epoxy crack filler that is ground flush before the coating goes on.
- Hairline cracks — usually shrinkage cracks from the original pour curing. Cosmetic on their own, but still need to be routed and filled before coating so they don't telegraph through.
- Active or moving cracks — a crack that's visibly wider at one end, or that keeps reopening after filling, points to settlement or slab movement worth having looked at before any coating work.
- Spalling and pitting — surface flaking that exposes the aggregate underneath, most often from freeze-thaw cycling or de-icing salt breaking down the top layer of an older, unsealed slab.
- Pop-outs — small, cone-shaped surface craters, usually from a reactive aggregate particle near the surface that expanded and popped free. Cosmetic, and easily patched.
- Most garage floor damage falls into one of these four categories, and correctly identifying which one you have is what determines whether a patch, a structural repair, or a full slab evaluation is the right next step.
Spall Repair
Spalling — surface concrete that has flaked off, exposing aggregate — is a common problem in Sumner County garages due to moisture cycling and the road salt tracked in during winter months. Spall repairs involve removing loose material, priming the exposed area, and filling with a cement-based or polymer-modified patching compound. Properly repaired spalls are nearly invisible under a chip broadcast coating system. Not every damaged floor needs a coating — if you're not ready to commit to a full system, a properly repaired and sealed slab is a perfectly reasonable stopping point. The tradeoff is cosmetic: patched concrete rarely matches the surrounding slab in color or texture, so a repair-only floor will show the work even when it's structurally sound. If a coating is anywhere in your plans, even a year or two out, doing the repair and coating together is more efficient than paying for prep twice. One thing worth flagging: repairing without ever coating means that patched concrete stays exposed to the same moisture and traffic that caused the original damage, so it's reasonable to expect a repair-only floor to need attention again sooner than one that's protected under a full system.
